Eagle Bend North is a residential development near the unincorporated village of Bigfork in northwest Montana. More specifically, Bigfork is west of the Continental Divide on the northeast corner of Flathead Lake, about 100 miles north of Missoula and 60 miles south of the US/Canadian border. Kalispell and its Glacier International Airport are 20 miles north; also, the west entrance to Glacier National Park is 40 miles north.
Bigfork and northwest Montana are notable for the beauty of the Rocky Mountains, several rivers and Flathead Lake. Outdoor recreation is abundant and includes:
- Hiking, backpacking and camping in Glacier National Park, the Jewel Basin, the
- Bob Marshall Wilderness, and throughout the Flathead National Forest
- Fishing, boating and rafting on Flathead Lake, the Swan River and the three forks
- of the Flathead River
- Hunting for elk, deer, bear, grouse, ducks and geese in the respective seasons;
- Golfing on the 27 elegant holes at Eagle Bend or six other courses within 35 miles of Bigfork; and
- Skiing and snowboarding on the Big Mountain or Black Tail slopes and snowshoeing throughout the Flathead Valley and in Glacier National Park during the winter months.
The Eagle Bend North (EBN) Homeowners' Association represents the owners of 118 residential lots surrounding nine of the twenty-seven holes at the Eagle Bend Golf Club. The total area of EBN is 124 acres with 74 acres being golf course, 35 acres as residential property and 15 acres as Common Area including two miles of roads in the development.
Currently, sixty-four of the lots are developed or under development by property owners leaving fifty-four lots as undeveloped. The infrastructure for all lots has been completed with underground utilities including gas, electrical, water, sewer, phone and cable services. Annual Association dues are currently $300 per year providing a budget of nearly $36,000 which is used for various common expenses such a road snowplowing and maintenance, insurance, development of common areas and administrative expenses. The Association has no debt and balances it budget annually.
